Job Description

Centre Manager

Grafton are recruiting for a Centre Manager on behalf of Belfast's newly built Innovation Centre. This is an exciting new facility for start up businesses and expanding firms specialising in innovation, research and development and other creative solutions. The primary focus of the role is to deliver all aspect of sales, marketing and operational activities and to be responsible for both the financial performance and the over-arching objectives of the Innovation Factory; to create jobs and innovation and to stimulate social and economic improvement locally.


* To deliver all aspects of sales, marketing and operational activities for the Innovation Centre to attract new customers and ensure retention of existing occupiers
* To be accountable for the financial and operational performance of the Innovation Centre
* To be familiar with the Management Contract terms between company and the Client and ensure the financial performance of the Innovation Centre conforms to that set out in the Management Contract and maximises financial return to company and the Client whilst achieving economic and social KPI's
* Work with the Commercial Director and/or Account Director to ensure that the relationship with the Client is maximised
* Preparing and submitting regular reports to Client as required by the Management Contract
* Overall management control and accountability for the financial and commercial performance of the Innovation Centre
* Training and developing Innovation Centre staff
* Management of financial procedures
* Provision of exceptional customer service whilst ensuring operational efficiencies
* Promote available space in the Innovation Centre on pre-agreed commercial terms
* To generate revenue from various products available in the Innovation Centre
* To ensure the Innovation Centre is fully exposed to the market to maximize revenue opportunities
* Network with influencers, public sector, and inward investment bodies and target potential customers as required
* Liaison with Marketing Team to assist in preparing marketing collateral suitable for the Innovation Centre
* Identify, recommend and implement local marketing initiatives
* Identify additional revenue creating opportunities
* Report Financial Management Information to include monthly billing and revenue collection, demonstrating a good understanding of P & L reports and managing costs
* Review P&L Management accounts as required
* Assist Finance with preparation of annual Budget and provide all Revenue inputs
* Compile financial targets across all revenue lines with close management of expenses against budget
* Any other duties role may involve

Person Specification:

* Experience in the operational running of an asset of the size, character and quality of an Innovation/Business Centre or similar
* Previous experience in an office environment preferred
* Refined networking skills demonstrated through the ability to maximise revenue opportunities
* Clearly identifiable leadership skills in order to manage a team within a service environment, ensuring overall performance is maximised
* Evidence of excellent negotiation skills within previous roles
* Experience in Client and Account Management
* Experience in Financial P&L Budget setting
* Excellent attention to detail/completer finisher
* Excellent administrative and organisational skills
* Good communication skills, tactful and persuasive
* Highly self-motivated and proactive with a desire to contribute to the company more widely
* Client and customer services focussed
* Ability to work under pressure and multi task
* Motivate, lead and delegate tasks to team
* Team player and team leader
* Full UK Driving Licence
